2 Apartment/house availability policy. An apartment/house becomes available when they are ready to rent. A vacant apartment/house will not be deemed available until it has been cleaned, necessary repairs made, carpets cleaned and prepared for a new resident.

3 Occupancy guidelines. To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment/house. In determining these restrictions, we adhere to all applicable fair housing laws.

4 Application process. We evaluate every apartment/house application in the following manner. You must submit a rental application and answer all questions on the form. We will check your credit reference, previous and current rental history, verify your employment and check personal references. A response from all informative sources you list is required before any determination will be made. After review of the information, it will be determined if you qualify or not for the apartment/house. If you do not qualify your application will be rejected. If you do qualify your application will be sent on to the owner(s) for final approval.

5 Rental criteria. To qualify for an apartment/house, you must meet the following criteria:

  1. Income. Rent and utilities cannot exceed 36% of your monthly gross income. You must be able to prove at least one year of full time employment immediately preceding the date of your application. If you are unemployed, you must provide proof of source of income i.e. social security, retirement, savings, investments, self-employment, etc. School grants and/or parent support is not acceptable for income.
  2. Rental history. You must have satisfactory rental references from at least two prior landlords (excluding parents and relatives). If you have ever been evicted or sued for any lease violation, late rental payments or history of apartment/house damages, your application will be rejected.
  3. Criminal history. If you have been convicted of a felony, we will reject your application. If you have been convicted of a misdemeanor involving dishonesty or violence within the past five years, we will reject your application.
  4. Liability. Because of high insurance liability, some of the apartment complexes are not suitable to house any children under the age 12.
  5. Guarantors. We do not except guarantors, or Section 8 housing assistance.
